Welcome to an extraordinary example of modern residential architecture. This 4,166 square foot French Country style home, with over half of its structure extending over a hillside, stands as a testament to the robustness and adaptability of steel.
The structural integrity of this architectural marvel is upheld by steel beams and columns. With the highest strength-to-weight ratio of any construction material, steel provides the necessary support for this home to seemingly defy gravity.
The steel framework is meticulously designed to distribute the weight of the home evenly across the columns, which are firmly anchored into the hillside. This design ensures stability, even with an 18-foot drop.
In certain situations, it is economically prudent to use steel beams and columns for a foundation. In this instance, the lot had only about a 20-foot deep flat area before it began to steeply descend. Given these circumstances, it was logical to design a wide home to minimize depth. Still, more than half the home is supported by steel, with heights reaching 18 feet. After comparing the costs of constructing a tall concrete foundation versus using steel beams and columns, steel was the economically sensible choice for this application.
This home features three bedrooms, a private study, three full bathrooms, a powder room, a living room, and a 4 car garage broken up as a two-car garage at each end of the home. It also boasts an 86-foot wide rear porch. The home showcases ceiling features including a floating ceiling in the dining room, stained wood beams in the living room, and on the rear porch ceilings. There is a floating side porch, and a separate Bird Room was even designed to cater to the client’s hobby. Sometimes is just make economic sense to use steel beams and columns on a foundation. In this case because there was only about a 20' deep flat spot on the top of the lot before it started dropping off fast. Because of this situation, it made sense to design a wide home to keep the depth less. However even with that, there was only about a 20' flat area as mentioned above. So after comparing costs between doing a tall concrete foundation vs using steel beams and columns, in this application it just made economic sense to go with steel. This home is being custom built by C2 Custom Building. Just let me know if you are looking at a lot to buy or already own. I would love to do a lot evaluation for you. Getting this done could save you $1,000’s of dollars on plan designs or help you make an informed purchase decision. I have seen soo many people buy a lot and go to an architect to design their dream plan. The job of the architect is to design what the client wants, not necessarily what fits their budget. So often when clients come to us, they many times have spent $10K to $30K or more on plans, only to find out that this particular design is very costly to build on that lot. Maybe its too deep thus the foundation is way taller that it needs to be or the garage should have been designed towards the rear, for example, to avoid costly driveways. Homes should be designed for the lot in the majority of cases. It’s very important to have your lot or the one you want to purchase evaluated by a builder like us! It will give you valuable information like the best plan shape design (max and min widths and depths), best garage and driveway locations, estimated costs of things like: extra foundation heights, power to house or lot, water (city or well), sewer (city or septic), permits, deed restriction reviews, etc. Basically all the things you and the plan designer needs to know in order to stay within a budget.
